What is Uncharted Homes ?

Uncharted Homes is a multi-faceted residential real estate operator and brokerage focused on being 'operators for hire' for your SFR needs.

How does the process work end-to-end?

Whether it is 1 or 50 properties you intend to purchase, we'll sit down to discuss your goals & provide our POV to come up with a gameplan. If you are reserving one of our curated buy boxes for 10+ homes, we'll discuss how reserving a buy box works & then kick off the process of getting debt/equity in order to start deploying!

What are the fees?

For our sourcing, acquisition, renovation project management, and vendor management we simply charge 1% of each home purchase price as an acquisitions fee that is included in the buyer side closing costs (i.e. $600k home, $6k acquisition fee). That's it! The remainder of our compensation is from the seller side on buyer broker commissions.

If you refer an investor buyer to us, we'll provide you, the referrer, 25 basis points of the acquisitions fee on each purchase. In the example above, on only 1 home you would receive $1,500 (25% of $6k). Assuming a portfolio of 10+ homes that could be upwards of $15k+.

What are the benefits of working with Uncharted Homes ?

First and foremost it is about having a small, dedicated team. We seek to set up long term relationships with our investors. Given the deployment will take time and there could be a disposition on the other side, we'll be with you the entire step of the way.
